The fifth home taking part in this year's spring time Open Homes event is a 1950's detached house in West Bridgford.

  

It was extended and refurbished using the Passive House refurb standard (EnerPHit) as a guide. The works include: 

External wall insulation with render and some brick slips

Super-insulated loft conversion (insulation above and between rafters)

300mm insulation between ground floor slab

Triple glazed doors and windows, quad glazed roof light

Air tightness just over 1 ACH (extremely draught-proofed)

Whole house MVHR (mechanical ventilation with heat recovery)

Replaced all light bulbs with CFL or LED bulbs

Installed 3.2 kw solar PV system

Low water use features

Open Homes in and around Nottingham, April 2015

Transition West Bridgford's springtime Open Homes event is taking place on the weekend of 25th and 26th April 2015.

We're expecting to have more homes to visit than any time before (eleven so far) so there will be plenty to choose from. Several have only just completed their refurbishments in the last 12 months, and some are still in progress.

Open Homes May 2014 - House number 3 of 7

Our third open home (Harrow House / Towards EnerPHit) is an ultra-low energy refurbishment which was designed to meet the EnerPHit (Passive House refurbishment) standard.

Although the air tightness figure of 1.08 ACH narrowly missed the target of 1 ACH required for certification, the performance of the house is definitely in line with the EnerPHit standard.

The house provides comfort and excellent air quality in hot and cold weather. Gas use for the last year was a tiny 4800 kWh (heating plus hot water) and electricity bought in from the grid came to 1500 kWh.

In other words, gas costs around £200 per year (plus a standing charge), and electiricity costs almost exactly the same. Altogether, this means that we earn more for the electricity generated by PV panels on the roof than we pay for gas and electricity.

The secret is the Passive House methodology - insulation, air tightness and a whole house ventilation system with heat recovery. The thermal mass prevents overheating in summer and keeps indoor temperatures steady all year round.

Open Homes in September

Two homes in Nottinghamshire will open their doors this month to people who are interested in low energy new build and refurbishment.

On Saturday 28th September at 2pm, there are still spaces available to visit an ultra low energy home near Newark. See the previous post for more about the house and email wbecohouses.co.uk if you would like the chance to join the tour.

On Sunday 29th September, an ultra low energy refurbishment in West Bridgford will open to visitors. All spaces have now been taken for September so a second date will be arranged. Just email wbecohouses.co.uk to join the waiting list if you are interested.

Open Homes events in September 2013

During September, there will be Open Homes events running in many parts of the UK, many of them belonging to the Superhomes network.

Here in the Nottingham area, we'll be joining in the fun with Superhomes and other local low energy homes opening their doors to the general public.

Whether you are mulling over the most cost-effective ways to save energy next winter, or considering more costly ways to save energy and improve comfort in your home, keep an eye on this blog or email wbecohouses@gmail.com to make sure you get all the details. It's also a chance to find out more about the Green Deal and government incentives to help with the cost of external wall insulation, other energy saving measures and renewables.

Open Homes, March 2013

As part of regional and national open homes events in March, 3 houses in West Bridgford will open their doors to visitors. If you want to take part, click here to register your interest, see which homes are open and when, and to request a booking.

The oldest, built in the 1890's, was a G rated house before it was turned into the "Nottingham Eco Home". Full details can be seen here.

The next, a typical 1950's house of solid wall construction, has been extensively refurbished and now approaches the new Passivhaus Refurbishment (EnerPHit) standard. Further details can be seen here and here.

The youngest house on the list was built in 2006, and the owner was able to dictate above average levels of insulation as it was built. This house uses solar energy to match its entire annual heating and hot water requirements. For more details, click here.

Aiming for EnerPHit

In line with Superhomes week in September, we've decided to put some local case studies of low energy homes on the blog, some of which will open their doors to interested visitors (see previous posts)

Kate and Geoff's house in Derby is likely to become a Superhome very soon. This house is currently being refurbished to EnerPHit (the Passivhaus refurbishment standard).

This 1950s detached house is East-West facing and has been extended at some point to give 5 bedrooms, and a 1980s single storey extension. 

The refurbishment work includes insulation under floors, a "warm roof", external wall insulation (and some cavity wall insulation - rather odd original construction to say the least).

The work also includes Passivhaus-suitable triple glazing, a new boiler but some old radiators retained, lots

of water saving improvements, a recycled solar PV system, a tank suitable for adding solar hot water in the future, ...plus big fruit and vegetable plots, and ex-battery chickens!

Air tightness testing

As part of the "Homes Behaving Badly" project, 4 local homes received air tightness testing. The results from these 4 case studies can be found in the HOBBS Report.

Two further case studies were tested by Midland Energy Services just last week, and the results are in!

The 1930's solid wall detached house (see HOBBS report) has undergone significant improvements to reduce energy use, and has achieved an air tightness figure of 7.44 m3/hr/m2 at 50 Pascals.

This is a respectable figure, given that the average new build must now achieve less than 10 m3/hr/m2 at 50 Pascals and most 1930's houses would be far more leaky than that! However, the owners have made a note of the locations where the test revealed draughts, and will be addressing those to improve the air tightness further.


The other case study to undergo an air tightness test last week was the 1950's solid wall detached house. This house is being refurbished to become an ultra-low energy home (to passivhaus refurbishment standard). It will receive a number of air tightness tests during the works, this being the first (preliminary) test with a result of 4.4 m3/hr/m2 at 50 Pascals. 


Following this test, the real air tightness work begins, including plastering of the walls and installation of air tightness tapes and membranes around windows, in the attic etc. This internal layer of air tightness will be the key factor in determining the eventual air tightness of this particular house. For this Passive House refurbishment, a figure of less than  1 m3/hr/m2 at 50 Pascals  is required (quite a challenge!)


It should be said - while the fabric of this 1950's house is being made extremely air tight, this does not mean that there won't be good ventilation. A ventilation system (Mechanical Ventilation with Heat Recovery, or MVHR) will be installed to deliver a constant supply of fresh air to the house, and extract stale air from kitchen and bathrooms continuously. Heat from the stale air will be transferred to the incoming fresh air via a highly efficient heat recovery unit. This kind of system becomes energy efficient in houses with an air tightness of ~3 m3/hr/m2 at 50 Pascals or lower.

For the last two years, members of Transition West Bridgford have organised an eco house open day linked to the West Bridgford Summer Gathering.

For anyone interested in renewable technologies, David's house is worth a visit. With solar PV panels on the roof generating electricity and a ground source heat pump system linked to "sunboxes", this well-insulated house is a great example of how these technologies can work really well.

If solid wall insulation is something you are considering, there are two homes that might be of interest. One has been insulated externally with 100mm of Phenolic boards on the back and side walls.

Harms house: External Insulation, done very thoroughly

The other is undergoing a whole house refurbishment and should achieve the Passivhaus standard for retrofit when complete. This youtube video gives a flavour of the work involved, or check out the blog to follow progress.

HOBBS project draws to a close

The final event of the 'Homes Behaving Badly' series took place on Saturday 24th March when 36 people visited the site of an ultra-low energy refurbishment to see progress to date. So far, the roof is weather-tight and the external insulation has begun, but there's a bit of work to do on the extension still.

This open day was also part of Superhomes week - when all over the UK, Superhomes which have cut energy use and carbon emissions by at least 60% open their doors to visitors.

Tina and Richard talked about the house from the home-owner perspective, and Gil Schalom (the architect) and Sean (from Westville) shared their technical knowledge and experience.

Earlier in the week, another local Superhome in Radcliffe on Trent (also a HOBBS project case study) opened its doors to visitors. It was a friendly and informative visit according to those who took part, showing  solid wall insulation and other low energy solutions.

While the HOBBS open days and the workshops held earlier in March are now complete, this project will also have a lasting legacy in the form of the HOBBS reports. Detailed energy information was collected from 8 local houses to form a set of case studies showing what each house was like when the current occupants moved in, what efficiency improvements have been made so far, and what further work is intended. The impact on the energy bills for each house is included.

These reports and a film of the 1950's ultra-low energy refurbishment in progress will be posted here in the next week.

Exhibition presentations

During the recent exhibition of low energy homes, experts gave presentations on 5 very different homes.

A sixth presentation was given by Tim Saunders of the Energy Savings Trust, on grants and financial incentives (the FIT, the RHI and an introduction to the Green Deal).

Low energy homes exhibition a success

On 21st January 2012, the exhibition of low energy homes attracted about 130 people interested in seeing the homes on show and listening to the talks. With stall-holders displaying a range of technologies from Rushcliffe Borough Council's light-bulb library to full scale home refurbishments and renewable technologies, there was a lot to see. To read about the stalls, talks and afternoon house tours in more detail, read the full write-up here.

A very big thank you must go to the exhibitors and a super team of Transition West Bridgford / Eco House Group volunteers who worked hard on the day to make it happen and to provide a warm welcome to the visitors.

This exhibition marks the final event in our "Eco Houses under Construction" series, but don't worry - there will be opportunities to see these homes and others in the future.

Thanks to our recent successful LEAF funding bid, there will be further house visits and a set of workshops due in March, so look out for our "Homes Behaving Badly" events. The idea is to make sure that these workshops are as relevant as possible to those who come along. Knowing that West Bridgford has more than its fair share of solid wall homes and large areas of cavity wall housing, different workshops will focus on different types of homes and the associated low, medium and high cost solutions to cut energy use.

As well as looking at all the feedback from the exhibition, we would like to know if you live in a cavity wall home or a solid wall home, and what issues and options you need to know about in more detail. A questionnaire is coming soon!

More about the exhibition

There are just days to go to West Bridgford’s free exhibition of low energy homes on 21st January 2012 (see previous post), so here is a bit more information about the displays and presentations.

Seven low energy homes will be represented in detail, each with their own display of photos, information and in some cases, samples of energy saving products.

Energy efficiency advice will be available from Sheila Hood, Rushcliffe Borough Council’s Energy Officer. 

Independent information about renewable technologies will be displayed on the Energy Saving Trust stand where Tim Saunders will be able to answer your questions.

Exhibition of local low energy homes

As part of the Eco Houses under Construction series, we have organised a FREE Exhibition on Saturday 21st January 2012 (10am-1pm) at St Paul's Church Hall on Boundary Road in West Bridgford. To see to poster, click here.

The exhibition will showcase all the houses that have already featured in the Eco Houses under Construction series, with a few additional examples as well. From a solid wall home insulated with minimal disruption to the occupants, to full scale ultra low energy refurbishments and new builds, this is a sneak preview of the homes of the future.

It is a great chance to see the displays and talk to the home owners, architects and those who provided the products and services to create these low energy homes. And it is a one-off opportunity to compare the different projects while they are all represented under one roof.

• If your New Year's resolutions include cutting your energy bills, come and have a chat with Rushcliffe Borough Council's Energy Officer. She will be offering independent advice about improvements that should save you money in the short to medium term. And we'll have the latest news on the Green Deal - a scheme designed to help people finance energy efficiency savings with no up front cost.

• If you live in a solid wall house and find it increasingly expensive to heat, come and talk to the home-owners who have already improved their homes, and the experts who helped them.

• If installing renewable energy generation technologies might be for you, independent renewables expert, Tim Saunders from the Energy Saving Trust will be able to answer your questions.

• If you have ambitious plans to live in an ultra low energy or zero carbon home, or to be completely self-sufficient by producing all your own energy, this exhibition is a must-see.

We hope to make the event enjoyable as well as informative, so Taste Cafe will be there selling their delicious cakes and light lunchtime snacks.

The Eco Houses Under Construction project is funded by Climate East Midlands, East Midlands Improvement and Efficiency Partnership and Communities and Local Government with a Growing Climate Friendly Communities grant. It is overseen by the charity Groundwork East Midlands. 

1950's refurb - mini event 2

As part of the Eco Houses Under Construction series, a second mini event was held on site at the 1950's solid wall house. (...mini events because it would be impractical to have many people present at one time).

Gil Schalom (the architect) started by talking about how the ground floor is being insulated. Then attention turned to the roof. Due to the obvious shortcomings of the roof in its present state, and the plan to carry out a loft conversion with dormer and change from hip to gable at the back of the roof, major work will be needed.

The wind whistles through the loft due to the deterioration of the roofing felt, and the loft insulation was thin and full of dust. These two things alone conspire to make the house much colder than it should be.

Had the condition of the roof been better, most of the existing structure and the tiles would have been preserved, and insulation placed between and possibly beneath the rafters. However, in this case, we've decided to renew everything so that it will last long into the future, and at the same time aim for a very air tight construction and super-insulate at rafter level.

Another 1950's feature we won't be retaining is the state-of-the-ark Baxi fireplace! It's funny to think that this is where Baxi must have started when you consider the range of systems they now offer (from gas boilers to ground source heat pumps, air source heat pumps, one of the first domestic "combined heat and power" systems, solar hot water and so on!)
